Bathroom Renovation Cost UK 2026: Real Numbers from the Trade

A new bathroom is one of the highest-impact rooms you can refresh. Here's how much it really costs in 2026, where the money goes, and how to spend smart.

How much does a UK bathroom renovation cost in 2026?

Quick answer: a complete bathroom renovation in the UK in 2026 costs £5,500-£12,000 for a standard family bathroom. Premium en-suites or master bathrooms with walk-in showers, freestanding baths and underfloor heating run £12,000-£25,000+. A simple swap-out of the same suite layout — same bath, same sink, same toilet positions, new finishes — can come in at £3,500-£5,500.

The three tiers in detail

Budget refresh — £3,500-£5,500. Strip and refit the same layout. Standard 1700mm steel bath, basic ceramic basin, close-coupled toilet, thermostatic shower over the bath, mid-range ceramic wall tiles, vinyl floor. 4-5 days of work.

Mid-range — £5,500-£12,000. Where most family bathrooms land. Acrylic or compound bath, vanity unit basin, soft-close concealed-cistern toilet, separate shower enclosure or bath with proper screen, large-format porcelain tiles, LVT or porcelain floor, heated towel rail, chrome fittings throughout. 6-9 days.

Premium — £12,000-£25,000+. Freestanding bath, walk-in tile-tray shower with rainhead + handheld + body jets, wall-hung vanity with stone top, wall-hung concealed-cistern toilet, large-format natural stone or premium porcelain tiles, underfloor heating, demisting mirror, brassware in brushed brass or matte black, niche shelving built into the wall. 10-15 days.

Where the money actually goes

Suite (bath, basin, toilet) — 15-25% of total. Budget suite £400-£700. Mid-range £1,000-£2,500. Premium £3,500-£8,000+ before brassware.

Brassware (taps, shower, towel rail) — 10-15%. A surprising chunk. A decent thermostatic shower mixer alone is £200-£500. Chrome taps £80-£200 each. Premium brushed brass or matte black sets land £600-£1,500.

Tiling — 15-20%. Wall tiles £25-£70/m² supplied, £40-£60/m² to fit. Floor porcelain £35-£90/m² supplied. A typical bathroom needs 18-25m² of wall tiles plus 4-6m² of floor.

Trade labour — 30-40%. A bathroom needs more trades per square metre than any other room: plumber, tiler, electrician, plasterer, sometimes a fitter for vanity work. 6-12 trade days typical at West Midlands 2026 day rates.

Underfloor heating (if specified) — 5-8%. Electric mat UFH £80-£150/m² supplied + fit, £400-£800 controller. Worth every penny in the West Midlands winter.

Building Control / electrical certs — 1-2%. Bathroom electrics fall under Part P. A registered electrician self-certifies — no Building Control submission needed for like-for-like.

How long does a bathroom take?

Same-layout swap-out: 4-6 working days including drying time for tiling adhesive.

Full strip with layout changes: 7-12 working days.

Premium build with custom shower tray and tiling: 2-3 weeks.

You'll be without that bathroom for the duration. If it's the only bathroom in the house, plan for gym showers / family help for a week, or stagger the timing for a holiday week.

Hidden costs to budget for

Re-routing soil pipes if you're moving the toilet position. The soil stack often dictates layout — moving the loo can mean breaking up the floor or boxing in new pipework. £400-£800 extra.

Joist work if you're switching from a steel bath to a heavy stone or freestanding cast iron bath. Older joists may need sistering. £200-£500.

Levelling the floor before tiling. Most older UK floors aren't flat enough for large-format porcelain. Self-levelling compound: £60-£150 supplied + half a day labour.

Boxing in pipes and access panels. Often left out of basic quotes. Add £200-£400 for a tidy finish.

Replacing the bathroom door. If you're going premium, the old hollow door looks cheap. Solid door + handle + paint £150-£350.

Where to save smart

Keep the layout. Same positions for bath, sink and toilet = no soil pipe moves, no major joist work. Biggest single saving you can make.

Large-format porcelain over mosaics. Fewer tiles, fewer joints, faster to fit. Looks more modern and contemporary anyway.

Acrylic over stone resin for baths. Acrylic baths now feel and look identical to mid-range stone composite at half the price.

LVT floor over tiles. Easier to fit, warmer underfoot, more forgiving on uneven subfloors. £25-£50/m² supplied vs £35-£90/m² for porcelain.

Where NOT to save

Tanking and waterproofing behind the shower. A cheap tile job that leaks in 18 months destroys ceilings below. Spend the £200-£400 extra on proper tanking membrane.

The shower mixer. Cheap pressure-balanced units feel rubbish and don't last. A decent thermostatic mixer is £250-£400 well spent.

Extractor fan. Lack of ventilation grows black mould fast in any UK bathroom. A timed fan to outside with a properly sized duct is the difference between a bathroom that lasts 15 years and one that looks tired in 5.

Frequently asked.

Can you do bathrooms in flats?

Yes — but flats have rules. Freeholder permission for any work that affects structure or shared services, sometimes restrictions on working hours, and you'll want sound insulation under the new floor. Tell us at the quote stage so the price reflects all of it.

Do you remove the old suite?

Yes — strip-out, waste removal and skip hire all included in our quotes. You get a clean room ready for the new fit; we deal with the rubbish.

Will my boiler cope with a new shower?

Depends on the boiler. A modern combi 30kW+ handles most showers fine. Older combis may struggle with rainhead + handheld combos. We can spec a pump-assisted shower if needed. Worth knowing at quote stage.

Do you supply the suite or do I?
