Asbestos in UK Homes: What You Need to Know

Most UK homes built before 2000 contain asbestos somewhere. Here's where it hides, when it's dangerous, and what to do about it.

Why is asbestos still in UK homes?

Asbestos was used everywhere in UK construction from the 1930s right through to 1999. It was cheap, fire-resistant, durable and easy to work with. It wasn't fully banned until November 1999. Anything built or refurbished before then could contain asbestos — and most do, somewhere.

Where is asbestos usually found?

Common places:

- Artex / textured ceilings (1960s-1990s) — chrysotile asbestos in the texture compound - Garage and shed roofs — corrugated cement sheets - Soffits and fascias — asbestos-cement boards - Floor tiles and bitumen adhesives — older vinyl floors - Boiler flues and pipe lagging - Toilet cisterns and water tanks in attics - Insulation board behind radiators and around windows

Is it dangerous?

Asbestos is only dangerous when fibres are released into the air — typically when material is drilled, sanded, cut or broken. Asbestos that's intact and undisturbed isn't an immediate health risk. The problem starts when you decide to renovate.

What you should NOT do

Never drill, sand, scrape, cut or break suspected asbestos yourself. Never use a domestic vacuum or sweep up dust from a suspected source — you'll fill the room with airborne fibres. Never put asbestos waste in your normal bin or take it to a regular tip — it's a hazardous waste category.

When do you need a professional?

Anytime you're planning to disturb material you suspect contains asbestos. That includes textured ceiling removal, garage roof replacement, certain types of insulation work, and old kitchen or bathroom refurb where the existing materials are pre-2000. Can I get a free asbestos check?

We do free visual surveys as part of any quote — we'll tell you if we suspect asbestos in the materials we'll be working with. For a definitive answer we sample and lab-test, which is a paid service but cheaper than people think.

Is asbestos removal expensive?

Less than people fear. A single textured ceiling in a 4x4m room is usually £400-£700 fully removed and disposed of. Garage roof replacement (asbestos cement sheets) is around £600-£1,200 depending on size and access. Always free quote up front.
